How do I rent an apartment?

We offer one year leases which consist of a Summer, Fall, and Spring Semester. As some leases may go from May to May, others may run from August to August, so the order of semesters tends to change accordingly. You may reserve your apartment with a Security Deposit and a signed lease. Before the end of your lease you will be asked for your Intentions for the upcoming school year. We begin showing apartments November 1st, so get your reservations in early. You can download a copy of our lease agreement and security deposit forms from our "Download page" located here.

How do I pay my rent?

Rents are paid by the semesters. Rents and Parking payments are due April 4th, August 4th, and December 4th, respectively. Parking permit forms are available from our "Download page" located here.

What if I pay by grants or loans?

We offer a 45-Day Extension for those students, so rent would be due 45-days after the original due date. This generally extends your payment to the 18th of the following month. The 45-Day Extension is available with a $25.00 fee payable BY the original due date of the 4th. All parking fees are due on the original due date or spaces will be offered to others.

Where do I get parking?

Most properties have parking available on-site, but if it doesn’t, there will be parking available nearby. We have parking spaces and some garages available for a fee. These are reserved on a First Come, First Serve Basis. When signing a lease, you can sign for parking at that time. Parking is also paid by the semester. When the Parking Allocation Form is filled out and paid in full, you will be assigned a space or garage number and receive a Parking Permit with a number on it. This is to be displayed from your rearview mirror at all times while parking in one of our lots. When the semester is over, if not renewing, you must turn in your Parking Permit to the office. When graduating, it is mandatory this Parking Permit is returned to receive your Security Deposit in a timely fashion.Parking permit forms are available from our "Download page" located here.

How do I get utilities turned on in my name?

How do I get my keys?

You can move in after your lease begins and the Utilities necessary are turned on in your name. You need to schedule a move-in date and time. At this time, if semester rent is paid, you may receive your keys. Move-in days and times are Mon – Fri, 8:00 AM – 5:00 PM. Saturdays 8 AM – 12 PM. If any other time is required, we will make arrangements upon scheduling a time.

What if I am not staying for the summer semester?

As we require a one year lease on all properties, we have a summer rental policy which will entitle you to pay only ½ of the summer rental as listed on our data sheets. You may still move your belongings into apartment before you return home. There is also the option of you Sub-letting the apartment for that time period, which we will explain when signing lease.

Are we allowed to have other people move in?

No. Only those on the lease are permitted to live in the apartment. If someone moves in without written permission from our office, they will be asked to leave or you may be evicted without any reimbursement of rent. Where can we do our laundry?

Most properties have coin-operated washer & dryers on-site. If it doesn’t, you may go to one of the other properties to do your laundry or there is a Laundromat within walking distance.

Do I need to mow the or remove snow?

No, we take care of all landscaping and snow removal.

What if my apartment needs Maintenance?

When you arrive at your apartment for the first time, please do a walk-thru and make a notation of any items that you may possibly be held responsible for, (i.e. holes in walls, torn carpet, broken fixtures, etc.). As we try to keep the apartments in the best shape possible, some small items may have been accidentally overlooked, and we will fix as soon as possible. There is a Maintenance Request form on our website which you fill out and submit to our management team. If you prefer you can print out the form, located here, and hand in at our office. When is it possible to move items in?

You may begin moving items in on the first day of your lease term. If you are moving in during summer semester, and not staying for the summer, we would prefer you not move any items in until you will be there to stay with them. The main reason for this is: we will use this time to make any necessary repairs to the apartment, while there is no one present, and we will not be responsible for any items that we may have to move. It is much easier to work in an empty apartment.
